Size: On 66 acres, a 721,000 square foot build-to-suit regional distribution center with expansion to 1 million square feet.

Location: Florence, NJ.

Objectives: Support the client with site selection recommendations based on order profiles, transportation analytics, labor analysis and incentive packages to define the optimum location for a regional, high cube distribution center.

Results: A build to suit, 68' ceiling distribution center was contracted near exit 6. The tallest DC in New Jersey, it solidified the future for regional store support. The project encompassed energy efficient design elements and the use of sophisticated 'siting' analysis to determine the ideal location for the user based on transportation, labor and real
estate costs versus available economic development incentives. The facility was among three finalists for 'NAIOP Impact Deal of the Year' in New Jersey.
